Community Rules

The following rules and regulations have been drawn up to ensure the safety and well-being of all who use the urbanisation.

All owners, tenants and guests must adhere to the rules and regulations.

Any infringement should be brought to the attention of the managing committee.

1. Noise

(a) Respect Spanish siesta time 1400 to 1600 hrs and keep noise to a minimum.
(b) Noise to be kept to an absolute minimum from 2400 to 0800 hrs.
(c) Radios, televisions etc, must not be played at a volume level that will cause a disturbance to neighbours

2. Safety

(a) Please observe a speed limit on narrow inner roads of 10 kilometres per hour -- this could save a child’s life.
(b) Please keep the inner roads clear for easy access by emergency vehicles. This could save your life!
(c) Playing of ball games is not permitted on the complex.

3. Cleanliness

(a) All owners are responsible for keeping their properties clean and tidy; including clearing all waste after construction work.
(b) All gardens must be kept tidy.
(c) Pets must be kept under control at all times and any faeces in public areas must be cleaned up immediately.

4. General

(a) Any damage caused to community property by owners, tenants or guests will be the responsibility of the owner.
(b) Owners must ensure that Community Fees are paid promptly.
(c) The pool and its surrounding area have a separate set of rules that all owners should acquaint themselves with.

Please show respect for your neighbours and oberve the rules. We've all come here to enjoy a good quality of life – let's make sure we get it.

Simply turn up and someone from PIOC will be there to help you sign the petition form ... It`s as simple as that!

The petanca  court in the green area by the main road has been refurbished and is available for any owners and their guests who wish to play. The pine trees in both green areas have been cut back to avoid leaves etc. dropping on cars parked there.
